Timeshare Marketing Agreement

Please complete one agreement per each week being listed.

Terms and Conditions:

  • NO upfront fees (i.e. appraisal, listing fees, advertising, marketing analysis, etc.)
  • This is a non-exclusive listing agreement. However, if you or another agency sells your property, it is your responsibility to contact us in writing.
  • Sales will be handled by a licensed Real Estate Broker and closings will be held by a Title Company or Attorney. We will handle all arrangements for closings.
  • Our commission is a fee of any amount above the agreed upon net price in which you would like to receive or will accept. We strongly suggest sellers to price their week competitively.
  • Buyers will pay closing costs unless stated otherwise in sales contract.
  • This agreement will be in effect for twelve (12) months from the date submitted and will automatically be renewed upon its anniversary date unless cancelled in writing by either party.
  • All proceeds from the sale will be disbursed in a timely manner upon closing by the title/closing company handling the closing.
  • Once you sign your listing agreement: DO NOT BANK ANY MORE WEEKS. Only if your week is with-in 30 days of starting should you bank your week. Your goal is to sell the timeshare, not give it to the exchange company. If we present to you a contract at full asking price and you have not adhered to this paragraph, it may kill your sale. If this happens WE ARE DUE OUR FULL COMMISSIONS. DO NOT BANK WEEKS!
  • For properties worth less than $1500, we'll “get rid of it for you” and our commission is whatever the property brings on the market.

THERE IS NO GUARANTEE THAT YOUR TIMESHARE PERIOD CAN BE SOLD AT ANY PARTICULAR PRICE OR WITHIN ANY PARTICULAR PERIOD OF TIME. SELLERS ARE RESPONSIBLE FOR ANY ERRORS OR OMISSIONS.  WE RESERVE THE RIGHT TO DETERMINE WHETHER OR NOT TO ADVERTISE SUBMITTED LISTINGS AT OUR SOLE DISCRETION.
